With the longer days and the glorious sunshine (mixed in with a lot of rain), it is safe to say we have entered classic British Summer Time and a perfect time to give you our Spring Report.
After a successful February with 10% more sold in 2016 than 2015, we were back to the same familiar problem we saw in the winter months, a lack of properties coming to market. In March we saw less property coming onto the market than 2015 however with the market still strongly in the sellers favour we received many offers on single properties allowing us to achieve asking price or over for 86% of properties we sold.
April was an interesting month as the government’s new legislation for second home owners came into effect, with no-one knowing how this would affect the market. Barons are pleased to say that although investment buyers seem to be few and far between, this hasn’t affected our sales with us selling more houses in April 2016 than 2015. However we were starting to see overpriced property staying on the market longer and often being reduced before being sold. An accurate valuation of your property is important when coming to the market, something of which Barons Estate Agents prides itself on. With our detailed market research, up to date property prices and 75 years of local knowledge of the property market, we will be able to give you the most accurate valuation possible.
With the EU referendum looming we have seen the market actively slow with less property coming onto the market, also less buyers active in the market place as people are waiting to see what effect the referendum will have on the housing market. That being said in May, Barons once again managed to maintain a steady rate of sales and currently have a record level in our property pipeline of business.
As we mentioned in the last report we were sad to say goodbye to Matthew Thompson who after working with Barons for over 4 years decided to undertake a new challenge. However we are pleased to introduce the newest member of our team Charlie. Charlie has been with us for just over 2 months now and is is quickly developing the skills to become a very capable estate agent.
At Barons Estate Agents we are proud to be able to help the local community and have become main sponsors of the local Hatch Warren Runners 10k Farleigh Wallop run. All proceeds from the event are going to a worthy charity. For more information or to sign up visit hwrunners.co.uk/raceentry
As well as sponsoring events we have decided to band together and do our own fund raising for charity. This year the boys at Barons will be taking part in THE DAWN RAID, which is a 100 mile bike ride starting at 2am from Portsmouth harbour and finishing at the Imperial War Museum in London. With the route taking us up Box hill we are not too sure how many of us will finish, especially with some boys in the office taking a very relaxed approached to training. All this is in aid of Help For Heroes and any donations will be greatly appreciated via https://www.justgiving.com/fundraising/Baronsestateagents
